New Member Welcome
Welcome to the Courtyards at Golden Gateway! I am the manager of the Homeowners Association and handle collecting dues, paying bills, maintaining vendor contracts and arranging for repairs. You will receive your mailbox keys and clubhouse access key fobs at closing.
The Association dues are $320 per month, a copy of the current budget is provided under financials. If you are interested in having your monthly dues automatically withdrawn from your bank account on or about the 15th day of each month, please complete the enclosed Direct Withdrawal Authorization form and return it to me as soon as possible.
The Association collects a one-time fee of $1,000 from each new owner at closing. This fee is deposited into the Association’s bank account and will be used for general clubhouse expenses and future capital improvements to the clubhouse.
A-Ok Sanitary will deliver garbage and recycling containers to your home upon closing. Garbage is picked up every Monday, recyclable materials are picked up every other Monday. A-Ok will mail you a schedule. Please have your cans out by 6am at the end of your driveway, they can be placed outside the evening before service. Please make sure your containers are stored inside your garage outside of service days.
Lawn care and snow removal services will be provided. Service will begin when needed and will include weekly mowing, three fertilizer applications, annual spring cleanup, sidewalk edging and fall clean up. Snow removal will occur when the snow has stopped, and one or more inches of snow has accumulated.
Any exterior modifications to the property must be approved in advance. Contact me for the appropriate form to make such requests.

Governing Documents
The Covenants & Bylaws have been updated by the developer effective May 22, 2026 to include that $1,000 will be collected each time a home changes ownership, not just when new homes are sold. Please notify your real estate agent when you plan to sell your home.

Management Services are provided by Erin Halvorson, Halvorson Management.
Garbage Service
Garbage Service is with A-Ok Sanitary. Cans will be delivered upon closing.
Lawn Care / Snow Removal
Lawn Care/Snow Removal services will start as needed. JETS, LLC (Eric Vostad) is the current provider.
HOA Snow Spec
- Drive lanes/Driveways: Roadways will be cleared once 1” of triggerable snow is reached and continue as needed to maintain traffic through the property. In cases of extreme weather the contractor will work to the best of their abilities to maintain safe driving conditions. Driveways will be cleared after accumulation of 1″ of snowfall (single event) upon cessation of snowfall. If vehicles are present in the driveway, the contractor will not be able to remove snow from the driveway. The contractor is not responsible for any damage to vehicles that are parked in driveways.
- Entries/Doorways: Entries and doorways are to be cleared of snow by the residents. The contractor will clear snow in front of garage doors for driveways that are free of vehicles.
- Blowing/Drifting Snow: If blowing and drifting snow occurs within 24 hours of a triggerable snowfall (1”+) the contractor will be responsible for any drifting that occurs. For drifting that occurs without a triggerable snowfall, service is provided with notice from management.
- Fire Hydrants: To be cleared of snow after accumulation of 1″ of snowfall (single event). No snow will be piled around fire hydrants.
- Salt/Sand: Salting of drive lanes will be provided after a snow event or as needed in an environmentally responsible manner. The contractor in not responsible for any damage to concrete or personal property from salt/ice melt.
- Hauling/Relocation: Hauling away of excess snow or relocating excess snow is not covered under maintenance contract and is available for an additional fee with prior approval from management.
Clubhouse Insurance
The clubhouse is insured by Auto Owners Insurance.
